Concrete planning guide

Separate basement condensation from a documented leak

Wet basement concrete does not identify its source by appearance alone. A useful record distinguishes the observed location and timing from a conclusion about the cause.

What to record

  • Note whether moisture appears after rain, during humid weather or beside plumbing.
  • Show surrounding walls and nearby pipes without opening concealed assemblies.
  • Keep a dated record of visible water and any existing test results.

The decision to discuss

Ask which specialist should evaluate the moisture source before a coating or repair is chosen. Concrete work and plumbing, ventilation or exterior drainage work may have different scopes. A dry-looking photograph is not proof the source has been corrected.

Why the surrounding context matters

EPA emphasizes addressing moisture when dealing with mold concerns. Concrete work has its own defined scope and should not be presented as a health assessment or remediation service. Coordinate the relevant specialist review before covering an unresolved condition.
